The transaction coordinator for creative real estate files. Her name is Kristen.
Real estate transaction coordinator services for creative finance: subject-to, seller finance, wrap, hybrid, novation and lease option files for investors, wholesalers and agents, nationwide and remote. One person keeps the file moving. Flat prices by deal type, posted before you ever call.
Four roles on every creative file. Each one stays in its lane.
Clear roles are how a creative deal stays clean. Kristen is the hub. The licensed people do the licensed work.

Sixteen years of files where nothing was allowed to slip.
Kristen brings 16 years in the insurance industry, most of it on claims and underwriting files, to every creative file: setting up incoming claims, examining claims, and managing cases through the underwriting process. That work is deadlines, documents and many parties on one file, every day.
A creative real estate file runs the same way. Insurance is also a real step in a subject-to or wrap deal, and she has sat on that side of the desk.
She holds a Bachelor's degree in Business from the University of Phoenix with a certificate in Business Analytics.

The ones everyone asks first.
Plain answers. The full list is on the FAQ page.
Do you draft the documents?
No. Your attorney drafts the note, deed of trust and any addenda. Kristen coordinates them: she gets the attorney what they need, tracks the drafts, and makes sure the signed versions reach the title company.
What does it cost to open a file?
$250 opens the file. The balance of the flat fee for your deal type is due at closing. Add-ons like servicing setup, insurance coordination and rush are priced separately, and every number is on the Pricing page.
Where do you work?
Nationwide, remote. Your title company or closing attorney handles the closing in the property's state. Kristen coordinates the file from contract to first payment wherever the property is.
Do you give legal or tax advice?
No. Dean Creative Closings is not a law firm, lender, mortgage loan originator or title company. Kristen keeps the file organized and moving between the people who do those jobs.
